What Prosper actually is
Prosper sits directly north of Frisco, and for most buyers the decision between them comes down to one question: how much do you value space versus proximity?
Prosper gives you more. More square footage per dollar, larger lots, and communities that still have room to breathe. Windsong Ranch — with its widely photographed crystal lagoon — Star Trail, and Light Farms just over in Celina are the names you’ll encounter most.
The town has grown fast and knows it. There’s still a genuine small-town center, but the developments spreading around it are unmistakably new. If you want a place with a long history, this isn’t it. If you want a well-built new home on a lot your kids can actually run around, it very much is.
The honest trade-off: everything takes longer. Legacy West is a real drive. Dallas is a serious commute. Retail and dining are improving quickly but still thinner than Frisco. Test your actual commute, on a weekday morning, before you sign anything.

Prosper ISD vs Frisco ISD
Prosper has its own well-regarded district — but parts of the town are Frisco ISD
Prosper ISD has grown from one high school to three — Prosper High, Rock Hill High, and Walnut Grove High (opened 2023) — with facilities (including Children’s Health Stadium) that rival much larger districts. It is a major reason families choose Prosper rather than defaulting to Frisco.
But the town of Prosper is not a single district. Parts of it fall within Frisco ISD boundaries, which confuses nearly everyone — the town name on the mailbox does not tell you which schools you get.
Verify the district and campus for the exact address, not the town name. I check this on every property.
What to know before you buy in Prosper

MUD and PID districts are common in newer Prosper developments
These can add meaningfully to your annual tax bill and won’t show in an online estimate. Ask for the full picture before you calculate a payment.

Builder incentives are negotiable
Prosper is where much of the region’s new construction has moved. Builders rarely cut list price but will often move on upgrades, closing costs, and rate buydowns. Bring your own representation from the first model home visit — the agent on site works for the builder.

Land is still being developed
Check what’s planned adjacent to any home you’re considering. A greenbelt view can become a construction site.
