The Hills of Kingswood is a 333-acre guard-gated community in west Frisco, and it competes on something no master-planned neighborhood can manufacture: land and topography. Lots run from about 0.2 acres up to a full acre-plus. The terrain actually rolls — unusual in North Texas — and much of the community is dedicated greenbelt, with wide hike-and-bike trails, mature trees, and a natural preserve backing onto Stewart Creek near Lake Lewisville.

The homes are custom and semi-custom estates, generally 4,000 to 10,000+ square feet, from some of North Texas’s most established luxury builders. Architecture ranges from modern contemporary to Mediterranean to transitional European — because these were built one at a time, to individual taste, rather than pulled from a single builder’s catalog.

The master plan is organized into phases named Estate, Mansion, Manor, and Chateau, each with different lot dimensions and topography. That structure is why the streetscape reads as a collection of individual homes rather than a subdivision.

And it’s actually private. Twenty-four-hour guarded entry — a staffed gate, not a keypad — which is one of very few in Frisco. Yet you’re roughly ten minutes from Legacy Business Park, and close to the Tollway, The Star, and Legacy West.

What you’re trading: this is a serious price band, and inventory is thin. Homes here can sit longer than the Frisco average simply because the buyer pool is small — which cuts both ways depending on which side of the transaction you’re on.

This surprises nearly every buyer, because the address says Frisco. West Frisco crosses district boundaries, and a Frisco mailing address does not guarantee Frisco ISD.

If Frisco ISD is a firm requirement for your family, this community may not work — and it’s far better to know that before you fall for a house than after. Plenty of buyers here choose private school or simply prioritize the land and privacy over district.

    These homes were built by different builders to different specifications. Two houses at similar prices can be meaningfully different in construction quality. Use an inspector experienced with high-end custom construction, and consider separate foundation and pool evaluations.

  • Thin comparables

    With limited sales volume, pricing is less obvious than in a neighborhood with fifty transactions a year. Real comparative analysis matters more here than anywhere else in Frisco — this is where an agent earns the fee.
