Starwood, Frisco

Frisco’s established luxury address, from back when Frisco was still small.
The vibe

The one thing money can’t accelerate: time

Starwood is one of the few Frisco neighborhoods that feels genuinely settled. Built largely in the late 1990s and 2000s, it has what almost nothing else here does: full-grown trees, deep lots, and architectural variety from custom builds rather than one builder’s catalog.

It’s guard-gated — a real gate with a real person, not a code box — across several sections, and that privacy is much of the appeal. You’ll find estate homes on generous lots, a good number of them custom, priced well into the seven figures.

The community sits near Warren Sports Complex and has easy access to both the Tollway and Preston Road, which means you’re centrally placed for Legacy West, The Star, and downtown Dallas when you need it.

What Starwood is not: new. Homes here are 20–25 years old, which means some have been beautifully renovated and some have 2003 finishes and a roof nearing the end of its life. Inspection quality matters more here than in a five-year-old house, and so does knowing which sections have seen updates.

For buyers coming from established markets — Chicago’s North Shore, parts of California, the Northeast — Starwood often feels more like home than the newer master-planned communities do. It has the one thing money can’t accelerate: time.

Before you buy here

  • Age of systems

Roofs, HVAC, water heaters, and foundations in 20+ year old North Texas homes deserve genuine scrutiny. Budget for an experienced inspector and consider a separate foundation evaluation — North Texas clay soil is unforgiving.

  • Renovation status varies wildly

Two houses at the same price can be twenty years apart in condition. This is where a walkthrough with someone who’s seen the comparables actually matters.

  • HOA and gate

Confirm dues, what the guard service covers, and any architectural restrictions on exterior changes.

  • Pools are common

Factor in maintenance, and have any pool inspected separately.

Questions about Starwood, Frisco

Yes — guard-gated, with staffed entry.

Starwood sits in Frisco’s upper price bands, with many homes well above $1M depending on size, lot, and renovation status. See current figures above.

Both are established Frisco luxury communities. Stonebriar is organized around the golf course and country club; Starwood is guard-gated with generally larger custom lots. They attract similar buyers for different reasons.

Most date to the late 1990s and 2000s. That means mature landscaping and larger lots, but also systems that may need attention. Condition varies significantly house to house.
