I moved to North Texas in 2023 and helped my father relocate here a year later, so I know the exact overwhelm of choosing a suburb from a thousand miles away.

The Colony surprises people. It sits right on Lewisville Lake, it’s home to Grandscape — one of the largest mixed-use developments in the country — and it offers real value compared with the pricier suburbs to the east.

The catch is that The Colony straddles school districts, so the “where” question here is inseparable from the “which district” question.

So if you’re relocating and don’t know where to start: I won’t send you listings. I’ll tell you what I wish someone had told me — starting with verifying the school district for the exact address.

First, the honest version of what The Colony is

The Colony is a lakeside city on Lewisville Lake of roughly 45,000, known for waterfront living, golf, and Grandscape. It offers more house and water access for the money than the suburbs to the east — with the important caveat that it spans multiple school districts, so verifying schools by address matters more here than almost anywhere.

Schools

The Colony straddles two districts — Lewisville ISD and Little Elm ISD

Most of The Colony is Lewisville ISD, a large, well-regarded district; The Colony High School sits within the city. Lewisville ISD is known for strong academics and athletics across its many campuses.

But the northern end of the city — including parts of The Tribute — can fall into Little Elm ISD. Which district you get depends entirely on the exact address, so this is the first thing to confirm here.

    Texas trades income tax for property tax. Effective rates run roughly 1.8–2.2% depending on your exact taxing entities, with no state income tax to offset. Coming from California or the Northeast, your monthly math will look different than you assumed — often better in total, but not distributed how you expected. Run it before you fall for a house.

  • Lakefront comes with considerations

    Water and golf frontage cost more and resell better, but check flood zones, drainage and any lake-related restrictions for the specific lot.

  • MUD and PID districts

    Many newer developments carry additional assessments beyond regular property tax. They can add meaningfully to your annual cost and won’t appear in an online estimate. Always ask for the full number in writing.
